The project occupies a full urban block at the intersection of N. 6th Street and E. 1st Avenue, bounded by E. 1st Avenue to the south, N. 6th Street to the west, E. 2nd Avenue to the north, and a shared drive to the east.
The proposed residential development is composed of five architecturally distinct buildings, organized to create a walkable, pedestrian-scaled environment. Three three-story walk-up buildings frame the site's northern and southern edges, reinforcing the street edge and fostering neighborhood-scaled residential frontage. Two four-story apartment buildings anchor the western edge and the center of the site, creating visual interest and a gradual transition in height across the block. A three-and-a-half-level open-air parking structure is thoughtfully placed along the interior eastern edge, minimizing its visibility from public streets and allowing active uses and pedestrian spaces to define the public realm.
Architecturally, the development is designed to complement and enhance the surrounding context through compatible scale, materiality, and massing. The design emphasizes strong gateways between buildings, clear visual connections through the site, and opportunities for integrated public art at prominent street corners, reinforcing identity, wayfinding, and a sense of place.
