The proposed project is envisioned as a mixed-use, student-focused high-rise that contributes to the evolving urban fabric at the intersection of Lane Avenue and High Street. Rising 16 stories and encompassing approximately 378,300 square feet, the building is designed within the permitted zoning height to balance density, livability, and contextual scale.
At street level, the project establishes an active and welcoming pedestrian presence along both North High Street and East Lane Avenue. Approximately 10,000 square feet of commercial space wraps the corner, creating a vibrant streetscape with opportunities for retail, dining, and social engagement. The main residential entry and lobby anchor the Lane Avenue frontage, offering a transparent, light-filled threshold that connects directly to the energy of the surrounding university district.
Above the ground floor, the tower accommodates a diverse mix of student apartments and amenity spaces, organized to foster community interaction and well-being. The northern edge of the ground level incorporates a small number of residential units, introducing a more intimate residential rhythm along that frontage.
Parking for approximately 72 vehicles is discreetly integrated into the design, with one level of underground parking and additional spaces on the ground floor. This approach minimizes the visual impact of parking and prioritizes pedestrian engagement and active use at grade.
The building’s massing, material palette, and façade articulation are thoughtfully composed to reinforce its role as a contemporary, contextually sensitive addition to the Lane and High corridor—an expression of urban living that supports both student life and neighborhood vitality.
